What’s happening across Stanislaus County?

The market’s showing some signs of cooling but don’t confuse that with crashing.

📉 Active listings dropped from 933 in July to 885 in August

🏠 Homes sold held steady at 289, just a slight dip from July

💰 Median sold price came down to $470,000 (down from $493,000)

⏳ Average days on market hit 36, giving buyers more time to breathe

So what does that mean? For buyers, it’s the first real shot in months to slow down, compare homes, and negotiate with more confidence. For sellers, it’s your reminder that pricing your home right is everything right now. The demand is still there, but buyers are taking their time.

Modesto is holding steady and that’s a great sign if you’re selling in this area.

🔍 Active listings slipped to 332, down from 370 last month

🔄 134 homes sold, nearly even with July’s 135

💵 Median sold price ticked up slightly to $456,000

🕓 Homes spent about 34 days on the market, slightly faster than the county overall

Modesto continues to show consistent demand which is why sellers here still have an advantage with the right prep and pricing. I’m still seeing strong turnout at open houses and serious buyers in the game.
