Wait! Before you pick up that paintbrush, your resale value depends on this.

Thinking about a bathroom remodel before listing? Hold up. You might spend $20,000 and only get half of it back.

When it comes to selling your home in Stanislaus County, not all upgrades are created equal. Buyers in the 209 are not looking for trendy wallpaper or luxury tile. They are after upgrades that actually feel like value. The ones that improve daily life, cut future costs, or make your home stand out in the best way.

Here are the six upgrades that actually move the needle when it is time to sell your home.

1. A New Garage Door

This one surprises people, but the data does not lie. A new garage door is one of the highest ROI projects you can do. The average cost runs about $4,300 but sellers recoup nearly 350 percent of that in resale value according to Zillow’s 2025 data.

Why it works: Curb appeal is your first impression, and the garage door takes up a huge chunk of that visual real estate. A sleek, modern door signals a well maintained home before buyers even step inside.

Jaci’s Tip: Do not over upgrade. Choose a door style that matches your neighborhood and make sure it is insulated for energy efficiency.

2. Entry Door Upgrade

For about $2,300 you can give your front entry a major glow up and buyers will pay attention. A new steel front door recoups over 200 percent of its cost.

Why it works: It is not just a door. It is the handshake of your home. A solid, stylish entry tells buyers this place is well cared for.

Jaci’s Tip: Pair your new door with fresh trim, modern lighting, or a seasonal pop on the porch for maximum impact.

3. Minor Kitchen Remodel

You do not need a full gut job to make your kitchen shine. In fact a cosmetic refresh often gets a better return. Think updated cabinet fronts, new hardware, sleek lighting, and fresh counters.

Why it works: Buyers want a kitchen that feels updated, but they will make it their own later. A $5,000 kitchen refresh can feel like a $20,000 upgrade in photos.

Real Story: One of my sellers in Modesto wanted to start demoing everything. Instead, we painted the island, added gold hardware, and swapped in new pendants. They sold $18K over asking.

4. Bathroom Refresh

Bathrooms are another high scrutiny space. A midrange update with new tile, fixtures, lighting, and paint can recoup 70 to 80 percent of the cost.

Why it works: Buyers want clean updated bathrooms, but they do not expect spa level luxury. A modern, neutral space gives them confidence in the home’s condition.

Jaci’s Tip: Keep the layout. Move plumbing only if you absolutely have to. Focus on clean lines, timeless tile, and durable finishes.

5. Deck or Outdoor Living Space

Here in the Central Valley, outdoor space is a huge bonus. Adding a deck or upgrading your patio area can return up to 95 percent of your investment.

Why it works: Buyers imagine themselves living outside. Hosting BBQs, sipping coffee, letting the kids play. Usable outdoor space sells a lifestyle.

Jaci’s Tip: Make sure your deck is code compliant, safe, and styled to match the home. Even a fresh stain and a few plants go a long way.

6. Fresh Paint (Inside or Out)

The cheapest upgrade with the biggest impact is paint. A fresh interior paint job can return over 100 percent of its cost, especially when done professionally.

Why it works: Clean walls make the whole house feel newer. Neutral colors help buyers imagine their own style in the space.

Real Story: One of my clients had bold color in every room. We toned it down to soft beige and white trim. The offers came rolling in.
