The First-Time Buyer’s Guide to Owning a Home in the 209
From Mama Jaci — Central Valley Realtor, Real Estate Mom, and Proud Guide to Future Homeowners
If you run a website, chances are you already have a blog. And if you don’t, maybe you should start one. A blog can boost your Buying your first home? Feeling nervous? Unsure where to even start? You’re not alone, and you’re definitely not behind.
I’m Jaci Tidmarsh, but most of my clients call me Mama Jaci. I help first-time buyers across Modesto, Stanislaus County, and the entire 209 go from “just thinking about it” to “keys in hand.”
This isn’t a boring, cookie-cutter blog filled with generic advice. You’re getting real insight from someone who’s helped buyers across the 209 real estate market for years. We're going to talk about what it really feels like to buy your first home, how long it can take, and what to do if you’re not even sure whether you're ready.
Let’s get into it.
Everyone Starts Somewhere (and You’re Not Too Early)
I can’t tell you how many buyers come to me saying,
“I don’t want to waste your time. I’m probably not ready yet.”
Let me be clear. You are never wasting my time.
Whether you’re ready now or five years from now, the only way to know is to start the conversation. Sometimes we find out together that you're a few steps away, and that’s completely okay. That’s where success work comes in. Not homework. Success work. The kind that gets you closer to your goal and helps you buy with confidence when the time is right.
Let me tell you about two of my favorite first-time home buyer stories. One took three years. The other? Just seven weeks.
A few years ago, some friends came to me feeling anxious. They’d been renting for a long time and weren’t sure if they could ever buy. After we looked at everything, it turned out they weren’t quite ready. But instead of giving up, they committed to doing their success work, and we kept in touch. Three years later, they bought their first home in Modesto. And just a few years after that, they sold that home and bought their forever home. If they hadn’t taken that first step back then, they’d still be wondering, “What if?”
Now let me flip that story around.
At an open house not long ago, I met a couple who thought they wouldn’t be able to purchase until the following year. They had great questions, and luckily, my trusted lender Carol was there with me. We answered everything on the spot. By the end of the day, they had filled out their loan application. By Monday, they were fully pre-approved. Within seven weeks of walking through that open house door, we were closing escrow on their first home.
Your timeline might be three years. It might be seven weeks. But either way, I’m here to walk with you through every step of the journey.
Getting Pre-Approved Isn’t Pressure. It’s Clarity.
Getting pre-approved doesn’t mean you’re locking yourself into something. It means you’re getting the facts. And once you know your numbers, the anxiety starts to fade.
Pre-approval gives you a roadmap. You’ll understand what you can afford, what your payments might look like, and how to start your home search realistically. And the earlier we do it, the more options we have to plan and prepare together.
Whether you talk to Carol or someone you already know, that first lender conversation is a game-changer. It turns “maybe someday” into a real plan. Buying your first home should never feel like a guessing game.
Picking the Right Realtor Matters More Than You Think
Buying a home is personal. It’s not just paperwork and open houses. It’s emotional, financial, and deeply human. That’s why I believe your first home isn’t just about square footage or style. It’s about having someone you trust by your side.
When you work with me, you’re not just getting a Realtor. You’re getting someone who treats you like family. I’m a full-time, full-service Central Valley Realtor, and I’m fully invested in helping you succeed. Whether your journey takes seven weeks or seven years, I’m here for all of it.
And just so you know, your first home probably won’t be your dream home. It might check 60 percent of your wish list, and that’s completely normal. I always talk with my clients about what I call the 85 percent house. It’s the one that feels like home even if it’s not perfect. Your dream home often comes later. That first home is your steppingstone, and it’s how we build toward the next chapter.
Ready to Start? You Don’t Have to Be Ready.
The most important thing to know is this:
Starting doesn’t mean buying today. It just means starting.
