Inventory Is Rising, but Buyers Are Still Selective in Modesto and Stanislaus County

If you are thinking about buying or selling in Modesto or Stanislaus County, the April numbers tell a pretty clear story.

More homes are hitting the market.

Buyers have more options than they did the month before.

But buyers are not gone.

They are still writing offers. They are just being more thoughtful about which homes they choose.

That means this is not a market where sellers should panic.

It is a market where strategy matters.

What the April numbers are telling us in Stanislaus County

Let’s start with Stanislaus County.

In April, there were 666 homes for sale in Stanislaus County. That was up from 639 homes in March, which means inventory increased by 4.2% month over month.

Compared to April of last year, inventory was actually down 4.9%.

So no, the market is not overloaded with homes.

Buyers simply had a little more to choose from than they did the month before.

Pending sales came in at 345 in April. That was down from 370 in March, but up from 330 last April. That tells us buyer activity cooled a bit month to month, but was still stronger than it was at the same time last year.

Closed sales were nearly flat. Stanislaus County had 305 closed sales in April, compared to 308 in March and 300 last April.

Days on market improved in a big way.

The average days on market dropped to 31 days in April, down from 41 days in March and 33 days last April.

That matters.

It tells us buyers may be selective, but they are still moving when a home is priced well, presented well, and positioned correctly.

The average sold price in Stanislaus County was $512,000 in April. That was down from $548,000 in March and slightly below $517,000 last April.

That does not mean the market is crashing.

It means buyers are paying attention, and pricing matters.


What is happening in Modesto real estate

Now let’s look specifically at Modesto.

Modesto had 267 homes for sale in April, up from 256 in March and almost even with 265 last April.

So inventory moved up a little from the month before, but it is still very close to where it was one year ago.

Pending sales were strong year over year.

Modesto had 164 pending sales in April, basically flat from 165 in March, but up from 145 last April.

That is a meaningful sign that buyers are still active.

Closed sales were 134 in April, down from 142 in March and 140 last April.

Days on market improved here too.

The average days on market in Modesto was 26 days in April, down from 35 days in March and 31 days last April.

So even with buyers being more careful, well positioned homes in Modesto are still selling in less than a month on average.

The average sold price in Modesto was $488,000 in April. That was down from $518,000 in March, but slightly up from $482,000 last April.

That is why one headline never tells the full story.

Some homes are moving quickly.

Some are sitting.

Some buyers are ready.

Some are waiting.

Some sellers are getting strong results.

Others are having to adjust.

That is why local strategy matters.


What this means for buyers

For buyers, this kind of market can create opportunity.

More inventory means you may have more choices than you did earlier in the year. You may have a little more room to compare homes, ask smart questions, and avoid feeling rushed into the wrong decision.

But more choices does not mean the best homes are just sitting around forever.

In both Stanislaus County and Modesto, days on market improved in April. That tells us buyers are still responding when a home is priced well, shows well, and checks the right boxes.

So yes, you can be thoughtful.

Yes, you can compare.

Yes, you may have room to negotiate in the right situation.

But you still need to be prepared.

That means having financing ready, understanding your budget, knowing what matters most to you, and being ready to move when the right home comes along.

The buyers doing well right now are not panicked.

They are prepared.


What this means for sellers

For sellers, the message is just as important.

Buyers are active, but they are not desperate.

They are looking closely at price, condition, updates, layout, location, and overall value. If something feels off, they may move on to the next home.

As more listings come to market moving into summer, your home is not just competing with what sold last month.

It is competing with the homes buyers are seeing right now.

That means pricing and presentation matter.

This is not the kind of market where you guess high and hope someone bites.

This is the kind of market where a strong launch can make all the difference.

If you are selling your home, you need a clear plan from the beginning. That includes pricing your home right, preparing it for photos and showings, understanding your competition, and having a marketing strategy that makes buyers pay attention.

The sellers getting the best results are the ones who stand out early.

And in a market where buyers are comparing more carefully, standing out is not optional.

Here is the simplest way to say it.

The April market in Stanislaus County and Modesto showed us that buyers are still active, but they are being more thoughtful.

Inventory increased from March to April, which gave buyers more choices, but we are not looking at an oversupply of homes.

At the same time, days on market improved, which tells us the right homes are still moving.

For buyers, that means opportunity with preparation.

For sellers, that means opportunity with strategy.

The market is not frozen.

It is not frantic either.

It is balanced enough that smart decisions matter on both sides.

And that is where local guidance becomes so important.
