Putting a home on the MLS is not a marketing plan. It is one step in a much bigger process.

When I am preparing a home for marketing, I am looking at the details buyers are going to notice before they ever step through the front door. That includes the obvious things, like professional photography, but it also includes the little things. The shampoo bottle sitting in the shower. The garbage can tucked into the corner. The soap bottle that suddenly becomes the brightest thing in the kitchen photo.

Those details might feel small, but when a buyer is scrolling through listing after listing, anything distracting can pull their attention away from what you actually want them to see, your home.

Your Home Deserves More Than MLS Exposure

There is a big difference between listing a home and actually marketing it. Anyone can upload photos, write a few sentences, put the property on the MLS, and cross their fingers. That is not how I believe sellers should be represented.

Your home deserves a plan.

Before the photography happens, I want to think about how the home is going to show online. What should stay? What should move? What is distracting? What do we want buyers to notice first?

Then we bring in professional photography. Yes, professional. I am not walking through your home with my iPhone and calling that the marketing plan.

The photos are often a buyer's first introduction to your home. They should help someone stop scrolling, pay attention, and want to see more.

The Little Details Are Part of the Strategy

Good real estate marketing is not about making everything complicated. It is about being intentional.

When I move something out of a photo, it is not because I am trying to make your home look like nobody lives there. It is because I want the buyer's attention where it belongs, on the beautiful shower, the kitchen, the natural light, or the space they could picture themselves living in.

The goal is to remove the distractions so your home can be the star.

That attention to detail carries into the rest of the sale too. Preparation matters. Pricing matters. Positioning matters. Marketing matters. Negotiation matters. And who you work with matters.

Selling a Home in the 209 Should Come With a Real Plan

If you are selling a home in Modesto, Stanislaus County, or anywhere in the 209, you should know what the strategy is before the listing goes live. You should know how your home is being prepared, how it will be presented, how buyers will see it, how your agent plans to create interest, and what happens after the showings and offers start coming in.

You should never feel like the plan is simply, put it on the MLS and hope somebody buys it.

Your home is too important for that.
